Since the last newsletter we have seen dramatic evidence of what we referred to as the wave effect.  We have decided to showcase four recent listings that we have placed under contract within the last 30 days as well as a recent sale in Avon.  While these properties are in the price range below $600,000 they are evidence of the continued strengthening of the overall market.  Inventory levels continue to decline and are lower than we’ve seen in years.  Over the last couple of quarters we advised owners that we were starting to see evidence of this recovery.  As we head into the actual buying summer season we believe that all segments of the real estate market will slowly see price improvements.  The rental market continues to show continued signs of rate increases and low availability.  All these factors are very encouraging.  However, it must be noted that it is not our expectation that these dramatic price increases seen in the lower end of the market over the last 6 to 9 months will continue at such a staggering pace.  It is our feeling that we will first see a plateau in the lower end market under $600k and then a more modest value increase of 1 to 2 percent per quarter overall in the market.  While showcasing our market activity has not been standard practice we thought it was necessary to get a better handle on the types of properties that are selling.  We would also like to point out that a number of these properties are priced as much as 20% above the most similar comparable sale in the properties complex or immediate vicinity.

Below are the quarterly reports, as well as the monthly reports which you are accustomed to seeing.  The Vail Board of Realtors just started providing monthly market indicator reports that we feel are a bit more comprehensive than Land Titles and have decided to replace the Land Title Market Analysis with the Vail Board of Realtors Monthly Indicators.
