Real estate in Eagle County ended the year with 136 transactions in December; the most since October, 2008. There were a total of 1,357 total transactions in 2011, 9% above 2010 and 45% above 2009. Total dollar volume for 2011, $1,158,048,856, was down 23% from 2010, which was $1,497,172,233. While the dollar volume was down from 2010, there was a sales increase of 29% over 2009. To put these numbers in perspective, the most transactions ever recorded in Eagle County was in 2005 with 4,023. Our highest dollar volume year was 2007 with $2,960,497,200 in sales.

As we head into 2012 Eagle Valley Realty is starting to see a shift in the market. We have watched the inventory decline for months and we have just hit a 5 year inventory low in Eagle County. We have not seen inventory levels this low since 2006. Foreclosures were at record figures in 2010 and flat for 2011. Have foreclosures peaked? Will we start to see this decline in 2012 as well? Time will tell, but what we do know is that decreased inventory when applied to the basic economics of supply and demand result in price increases. We are not saying we’ve hit bottom yet but indicators are suggesting a turn in the market.

In anticipation of the upcoming ski season, Eagle Valley Realty participated in a very successful Westin Riverfront Resort and Spa Fall Open House which contained 23 active listings. The turnout was fantastic with approximately 40 brokers in attendance whom had great energy and excitement for the upcoming winter selling season. The least expensive Studio Unit #339 is listed at $299,000 and comments included “Great Price”, “Good Views” and “Great Value”. The Penthouse 2 Bedroom Unit #915, listed at $1,375,000 is a “Great Unit”, has “Fabulous Views”, “This One is a Favorite” and “Great Location”. One of the 3 Bedroom Units #150 which is listed just under $2 Million has “A Great Deck with Views of Beaver Creek!” We are excited about the upcoming ski season with pre-season bookings and ski pass sales exceeding expectations and year to date 2010 figures.

All property owners in Eagle County will be receiving their 2011 Real Property Notice of Valuation shortly. The county has stated that property taxes will be dropping 30% on average for 2012.
